Preparing Your Home for Sale
Your useful guide to preparing the home for sale.
First impressions really do matter
Buyers start forming an opinion about your property before they walk through the front door — and online, they can make that decision in seconds.
The good news is that preparing your home for sale doesn't necessarily mean spending thousands of dollars. Often, the biggest improvements come from simple things: decluttering, cleaning, tidying the grounds and taking care of those small maintenance jobs you've been meaning to get around to.
"A well presented home not only attracts more buyers, it can also lead to stronger offers." — Allan & Karen Toner
Start by decluttering
You don't need to completely empty your home or make it look like nobody lives there. The aim is to create a sense of space, light and easy living.
A less cluttered home feels bigger, brighter and more inviting in both photos and in person.
- Clear excess items from surfaces
- Reduce overcrowded furniture
- Tidy wardrobes and storage areas
- Help buyers focus on the property, not your belongings
Clean like you're expecting very important guests
A beautifully clean home tells buyers that the property has been cared for. Pay particular attention to kitchens, bathrooms, windows, floors and high-touch areas.
- Kitchens and bathrooms
- Windows and mirrors
- Floors and carpets
- Light fittings and cobwebs
- Doors, handles and switches
- Fresh air (avoid strong fragrances)
Take a fresh look at the outside
The street appeal of your property helps set expectations for everything buyers see afterwards.
You don't need a professionally landscaped garden. Neat, cared-for and inviting is what matters.
- Mow lawns and trim plants
- Remove weeds and tidy gardens
- Sweep paths and driveways
- Tidy around the entrance
- Make outdoor areas inviting
Fix the little things
Buyers notice dripping taps, loose handles, blown light bulbs, sticking doors and unfinished maintenance. Individually these may be minor, but several small issues can create the impression that a property hasn't been well maintained.
Before spending significant money, talk to us. Not every improvement will add more to your selling price than it costs. We'll help identify what's worth doing — and what isn't.
- Dripping taps
- Loose handles
- Blown light bulbs
- Sticking doors
- Minor repairs and touch ups
Prepare for photography
For many buyers, your photographs will be their first proper introduction to your home. Before photography day, clear unnecessary items from surfaces, make beds, open curtains and blinds, put away rubbish bins and vehicles where possible, and make outdoor areas inviting.
Professional photography and a high quality video are included as part of Team Toner's marketing approach — because great presentation deserves great marketing.
Before each open home
You shouldn't have to completely restage your house every weekend. A simple routine can make a big difference.
We'll handle the marketing, enquiries and follow-up — so you can focus on what matters.
- Open curtains and blinds and turn on lights
- Make beds and clear kitchen benches
- Put away washing, pet items and everyday clutter
- Check bathrooms and toilets
- Give floors and entrances a quick tidy
- Air the house beforehand
- Make sure outdoor areas look inviting
Don't overcapitalise
One of the biggest mistakes sellers can make is assuming they need to renovate before selling.
Sometimes painting, replacing tired flooring or completing a particular repair makes excellent sense. Other times, buyers would rather make their own changes. The right answer depends on your property, its current condition and the buyers we're likely to attract.
Ask us to have a look before committing to expensive work. We'll help you weigh up what's worth doing before you spend a cent.
