There’s no single best way to sell a property — the right method depends on your home, the market and the buyers most likely to compete for it.

Enquiries From
An Enquiries From price gives buyers a helpful indication of where the property may sit in the market, without setting a fixed asking price.
Buyers generally appreciate having a starting point. It helps them quickly decide whether the property is likely to be within their budget while still allowing the market to determine the final selling price.
This is a widely used method of sale and can be particularly effective when a property is expected to attract strong interest. By setting an appropriate Enquiries From level, we can encourage more buyers to view the property, create competition and, in the right circumstances, generate multiple offers.
Importantly, the Enquiries From figure is not necessarily the price the property will sell for. The final result is determined by buyer interest, competition and negotiation.
Best suited to: Properties where there is good comparable sales evidence and we want to give buyers price guidance while still allowing room for competition.
Deadline Sale / Tender
A deadline sale combines competition and urgency with greater flexibility for buyers.
Rather than advertising a fixed price, buyers are invited to submit their best offer by a specified date. Conditional offers can usually be considered, helping keep a wider range of buyers in contention.
For many well-presented Palmerston North and Manawatū homes, this can be a very effective method when there is good buyer interest and the opportunity to create competition.
Price by negotiation
With price by negotiation, no asking price is advertised and buyers are encouraged to make an offer based on their view of the property's value.
This can work particularly well where a property is difficult to price accurately or where the market is changing and we want buyer feedback before establishing where value sits.
Strong marketing and active follow-up are especially important with this method — something Team Toner places considerable emphasis on.
Asking price
An asking price gives buyers a clear indication of the seller's expectations from the outset. It is not widely used.
It can work well when there is plenty of recent comparable sales evidence and we can confidently establish the property's likely market range.
Getting that price right matters. Price too high and buyers may simply overlook the property; price appropriately and you can create stronger enquiry and competition.
Auction
An auction creates a clear deadline and can generate strong competition when buyer demand is high.
It can be particularly effective for unique properties, lifestyle homes or properties where value is difficult to establish. Buyers bidding at auction generally need to be in a position to purchase unconditionally, which can provide the seller with certainty once the hammer falls.
The trade-off is that buyers who require finance, a building report or other conditions may be unable to participate.
